Wall System

The Nascor exterior wall system is manufactured in a controlled environment using expanded polystyrene (EPS) insulating panels and engineered wooden I-beam columns. This insures dimensional consistency and insulation integrity, as well as, our wall systems are capable of supporting far greater loads while remaining straight and true.

                                                                       

Due to strong I-beam design, less lumber is needed for framing and there is absolutely no wasted lumber or scrap to dispose of on the construction site. The expanded polystyrene wall system is comprised of 98% air trapped inside of tiny closed cells - an exceptional insulating material that stays cool in the summer and warm in the winter, resulting in reduced energy costs. EPS won�t sag or settle, bend or compress like traditional glass fiber insulation. It stays in place to provide permanent insulating value top to bottom, year after year.

The manufactured wall system is computer designed and specially manufactured for individual home plans so the price and delivery can be guaranteed ahead of time, without cost overruns. Wall panels are erected in a fraction of the time needed for conventional framing so the structure can be closed in from the elements and locked up faster, reducing potential weather damage, material theft and added expense. Expanded polystyrene is non- toxic, emits no gases and is non- allergenic and dust free. Your home remains significantly cleaner, quieter and more comfortable now and in the years to come.

1. Structural Package

 

a) Foundation

The foundation is to be provided by the customer. No foundation work is considered in the pricing.

b) Floor Structure:

Pressure treated sill plate bolted to the foundation at 20 " o/c over 5 1/2" wide foam sill gasket. Anchor bolts to be supplied by customer. In the case of a slab on grade foundation, 36 inch x1.5 inch galvanized framing straps are wrapped under the sill plate, and attached to the vertical columns at 48 " o/c. Beams are to be 2x10 or 2x12 spruce, laminated on site. As spans and loads dictate, engineered beam products will be incorporated as per the plans.

c) Floor Joists:

Engineered wooden I beam joists as per design requirements. Designed to deflection tolerances of L/480, with 40 psf live load, and 10 psf dead load.

e) Sub-Floor:

3/4 inch standard fir tongue and groove plywood glued and nailed to joists.

f) Exterior Walls:

R-20 prefabricated wall system complete with 5.5 " polystyrene insulation. 2 x 6 plates, two on top, one on the bottom. Garage walls 2 x 4 wood studs @ 16 inch o/c with 1/2 in OSB sheathing on exterior.

g) Interior Partitions:

2 x 4 kiln dried spruce studs at 16 inches o/c. Plates - two on top, one on the bottom. For plumbing wall considerations, 2 x 6 studs and plates. 

h) Headers and Lintels:

All exterior load bearing lintels and headers are to be 2 - 2 x 10 kiln dried lumber, or engineered as per load requirements. All interior load bearing headers are to be 2 - 2 x 10 kiln dried lumber, or as loads dictate.

i) Roof Structure:

Engineered prefabricated wood web trusses with metal gusset plates. Trusses spaced at 24 " o/c. Where required for cathedral ceilings, engineered wooden I beam joists spaced at 24 " o/c. Roof sheathing is 1/2 " OSB complete with "H" clips. 2 x 6 kiln dried spruce sub fascia.

j) Stairs:

2 x12 kiln dried spruce stringers, 1 inch plywood treads, 1/2 " plywood risers. Suitable for carpet on treads and stringers.

 
  • All of our cabin kits meet the 1997 Uniform Building Code, however local building departments should be consulted with prior to ordering your cabin kit. Savanalee Modular Homes Inc. will supply technical information to your local building department upon request.
